Buying property in Spain

The real estate offer in Spain is wide and varied – unlike many countries there is no exclusivity so this means you only need one broker to open the doors of any listing or new project.

Purchase procedure

  • If you decide to purchase you will be asked to pay a reservation amount in order to take the property from the market
  • This amount depends on the sales price and is deducted from the agreed purchase price
  • The reservation is made by bank transfer and is placed on the third-party account of the lawyer
  • You can choose a lawyer yourself or let us advise you: Unico Properties works together with renowned lawyers
  • Your lawyer then does a full check-up of the property (due diligence)
  • The deposit will be refunded if your lawyer discovers any legal problems relating to the reserved home
  • If everything is in order, the purchase contract is signed by the notary

Cost

The purchase costs of real estate in Spain amount to an average of 12-14% of the purchase price:

  • 10% I.V.A (VAT) for new construction
  • 8% transfer tax on resale (existing construction)
  • 1% costs notary
  • 1% costs lawyer
  • 1.5% registration fee

As a buyer you do not pay commission to the real estate agency, it is paid by the selling party

NIE number

When purchasing real estate in Spain, you must have a NIE number (Número de Identidad de Extranjero). Your lawyer will provide you with a NIE number.
